VA Loans

Discuss VA-backed financing for eligible veterans, service members, and surviving spouses.

๐ŸŽ–๏ธ THE BASICS, SIMPLY EXPLAINED

Know the starting points.

Down payment
0% may be available for eligible borrowers
Credit score
VA sets no minimum score; the lender sets its credit requirements
Debt-to-income (DTI)
41% is a review benchmark, not a hard maximum

In simple terms

A qualifying 0%-down purchase means no down payment toward the price. It does not mean there are no closing costs or possible funding fees.

Eligibility, entitlement, appraisal, and lender requirements apply. A higher DTI needs closer review. VA also examines residual income, the money left for living expenses after specified taxes, housing costs, and debts.

General guidance, not approval criteria for every lender. Credit, property, income, reserves, and program availability are reviewed together.

WHO IT MAY SUIT

Start with your scenario.

For borrowers who may qualify based on service history and applicable VA eligibility.

What to discuss

  • Review your Certificate of Eligibility and available entitlement.
  • Discuss occupancy, income, credit, and the property with the loan team.
  • Ask about any applicable funding fee and whether an exemption applies.
Is a Certificate of Eligibility the same as loan approval?

No. It supports service eligibility for the VA benefit. The lender separately reviews the application and property for approval.

How do I get a personalized review?

Tell us your goal and property state, then use the application portal if you are ready to provide the required information. Availability and approval depend on lender requirements and applicable licensing.
